South Doña Ana County runs down the Mesilla Valley between Las Cruces and El Paso, including Santa Teresa, Anthony, Chaparral, La Mesa, Vado, Mesquite, Chamberino and La Union. Choices range from newer subdivisions in Santa Teresa and Chaparral to farmhouses among the pecan orchards, and many homes are a short drive from El Paso, the Santa Teresa port of entry and I-10.
Homes and Lifestyle
Homes for sale in South Doña Ana County differ a good deal from one community to the next. Santa Teresa has planned subdivisions and golf-course homes near the Texas line. Chaparral, on the east side of the Franklin Mountains, offers site-built and manufactured homes on larger desert lots. Along NM-28 and NM-478, the farm villages of La Mesa, Chamberino, La Union, Vado and Mesquite have adobe houses, small farms and homes set among pecan orchards and chile fields.
Location and Daily Life
I-10 is the spine of the area, linking Las Cruces and El Paso in about 45 minutes end to end. NM-28, the old valley road, passes wineries, pecan groves and roadside restaurants on the way to Mesilla. The Santa Teresa port of entry and its industrial parks, along with El Paso's employers, shopping and airport, are close for residents at the south end of the county. Buyers should note that New Mexico and Texas differ on property taxes and state income tax.

Buyers considering the south valley also look at Mesilla & Mesilla Park for adobe homes closer to Las Cruces, Las Alturas & South Mesa for hillside views near I-10, and the University District for homes near NMSU.
